From Refusal to Reality: Contemporary Annexe at Hengistbury, Bournemouth

At Now Architecture, we love seeing a project through from an early idea to a beautifully finished space — especially when that journey includes overcoming a planning refusal and winning on appeal.

This modern annexe on Hengistbury Road, Bournemouth replaces a tired, double garage that had long outlived its usefulness. The brief was to create a self-contained annexe providing flexible living space for extended family or guests — compact, efficient, and in keeping with the character of the area.

Smart Design on a Tight Plot

Working within a constrained site behind the main dwelling, we designed a single-storey building that makes the most of every square metre. The annexe provides a bright open-plan kitchen/dining area, comfortable bedroom, modern shower room, and dedicated office space — all within just over 30m².

Externally, the building features horizontal cladding, a pitched roof, and contemporary detailing, transforming what was once a utilitarian garage into a stylish addition that complements the main house.

Planning Challenges — and Success on Appeal

Despite its modest scale, the proposal was initially refused planning permission by Bournemouth, Christchurch and Poole (BCP) Council. However, with the help of Pure Town Planning, we successfully won the appeal, with the Inspector agreeing that the annexe design was appropriate and would not harm local character or amenity.

This result demonstrates the value of good design, clear justification, and persistence — and it’s a reminder that a refusal doesn’t have to be the end of the road.

Now complete, the annexe provides a beautiful, light-filled space that blends perfectly with its surroundings. It stands as a great example of how creative architectural thinking and solid planning expertise can unlock the full potential of a small site.
